The amount you could charge in rent will depend on factors such as your property's location, size, condition and local market demand.

Our rental yield calculator doesn't estimate rental values. Instead, it can help you understand the rental yield of a property if you already have an estimated monthly rental income.

For example, if a property is worth £250,000 and generates £1,000 per month in rent:

• Annual rental income = £12,000
• Rental yield = (£12,000 ÷ £250,000) × 100
• Rental yield = 4.8%

You can use the calculator with your own figures to see how different rental income amounts affect the property's rental yield.

Remember: Rental yield is only one way of assessing a property. Property values and rental income can go down as well as up, and you may not get back what you invest.

There's no single rental yield that's considered "good". What may be suitable depends on factors such as the property's location, purchase price, rental income and your individual circumstances.
