NatWest Family-Backed Mortgage

NatWest mortgages are available to over 18s. Your home may be repossessed if you do not keep up repayments on your mortgage.

What is a NatWest Family-Backed Mortgage?

A NatWest Family-Backed Mortgage lets you add a family member or friend to your mortgage without them owning the property. It can help you borrow more by taking their income into account, as well as yours. It's sometimes known as a 'joint borrower sole proprietor' (JBSP) mortgage. As it's a joint mortgage, both parties are responsible for paying it back.

Who's eligibile for a NatWest Family-Backed Mortgage?

Check if you're eligible

To apply, you must make sure:

  • The main applicant (owner) earns at least £20,000 a year before tax. 
  • There are only 2 applicants: 1 owner and 1 non-owner.
  • Both applicants are aged 18-75, are UK residents or have the permanent right to live in the UK.
  • The mortgage is for a home you intend to live in, not to rent out.
  • The non-owner gets independent legal advice.

Both applicants must meet our mortgage criteria. The mortgage term may be limited by either applicant's intended retirement age. Not available with the Shared Equity or Right to Buy schemes.

Independent legal advice is needed

The non-owner on a NatWest Family-Backed Mortgage will be just as liable for the mortgage payments as the owner-occupier. 

To make sure that the non-owner fully understands their responsibilities and the expectations on them, they’ll need to get independent legal advice from a solicitor that is separate to the regular conveyancer needed when buying a new home.

As a non-owner, they’ll need to return an Independent Legal Advice certificate proving they’ve been given legal advice about the Family-Backed Mortgage.

The legal advisor that provides the advice must be regulated by either the Solicitors Regulation Authority, Council for Licensed Conveyancers or Chartered Institute of Legal Executives.
